NOTICE: Budget Ratification Meeting, Saturday, Dec 15, at 1pm. at the FBO, 601 Eagle Ave., Sky Ranch Estates, Sandy Valley. This is a General Membership meeting to approve the budget for the year 2019.

Included with this notice is: 1. the proposed budget for 2019. 2. Minutes of the last General Meeting of Feb. 17, 2018

The attached budget for 2019 shows the normal increase in insurance, power, and expenses. The board is very diligent in containing expenses and has for the last 7 years reduced your General assessment 1⁄2 of the set amount. However, this year with the increase in expenses, it is necessary to raise the assessment. It was determined by the Treasurer and approved by the board that the raise would be only 1⁄2 of the discount you have enjoyed for the past 7 years.

AGENDA for the budget ratification meeting: Dec. 15, 2018 1 PM

  1. Call to order
  2. Flag salute
  3. Approval of the February 17, 2018 General Meeting minutes
  4. Owner comment forum on agenda item only, 3-minute limit each
  5. Budget ratification, in accordance with Nevada law, NRS 116.31151 (3), “Unless at that meeting a majority of all units’ owners, or any larger vote specified in the declaration, reject the proposed budget, the proposed budget is ratified, whether or not a quorum is present.”
  6. Discuss Board of Directors quarterly meetings. Thoughts on quarterly or monthly, pros and cons and set date for the next Board of Directors meeting
  7. Owner open forum, 3-minute limit each
  8. Adjournment

Note: The next board meeting is to be determined at this meeting.

Again, we still have the same negative items being brought before the board, so check to see if any one of these fit you and take care of before it becomes a problem for the board to act on.

1. Trash, weeds or landscape not cared for that need to be cleaned up. These are not vacant lots that have natural vegetation, just keep the Tumbleweeds pulled
2. Too many vehicles, motor homes, trailers etc. kept on lots. Vehicles with flat tires, under repair, or non-operable. Put them out of sight and work on them in the backyard) and no vehicle or trailer storage on vacant lots without board approval.

3. Speeding, both owners and guests/workers… 20 MPH!
4. Traffic on the runway.
5. Construction without submitting plans to the architectural committee. You must submit plans on anything you do to change, add or replace per CC&Rs.

Our goals for next year should once again be making our community a place we can all be proud of. Keep up the good work and thanks to all who have helped this year.

This year the annual community potluck Christmas party is, Saturday December 8 th at 5PM. RSVP required. Call for menu. Gift game $25.00 limit per person. Call Elaine 702 723-5018. Join us for an enjoyable time.
